Home Run – Property Accreditation Scheme
Home Run is our property accreditation scheme and is primarily aimed at landlords who manage their own properties.
Landlords wishing to accredit their properties through Home Run are required to abide by the Home Run minimum standards. This includes supplying gas and electrical safety certificates and not charging fees to students. At present we do not routinely inspect Home Run properties but rely on student tenants to advise where they believe properties do not comply with the minimum standards. Once a property has been awarded accredited status, it can be included on the housing list. Click here to view the Home Run Landlord Information Pack.

How do I accredit my property with Home Run?

  1. Return a completed property registration form to homerun@uea.ac.uk. By signing and returning the registration form you are agreeing to comply with the minimum standards.
  2. Send us your latest gas safety certificate (under one year old), electrical certificate (under five years old), energy performance certificate and HMO licence (if applicable). We are able to accept certificates by email. 
  3. Submit payment of the registration fee (£40 per property). We are able to accept payment by debit or credit card in the office or over the telephone (a 1% charge will be applied to all card payments) or by cheque made payable to ‘Students Union Services (East Anglia) Ltd'. 

On receipt of all of the above, properties will be added to our database and you will be issued with a landlord reference and password. This will allow you to log in to our property portal and upload property images. We will be unable to advertise properties until photographs have been uploaded to show a minimum of one photograph of the outside of the property, one of a communal space and one of a bedroom.

You will also receive:

  • A copy of the Home Run Assured Shorthold Tenancy Agreement and guidance notes
  • Home Run newsletters via email
  • An invitation to our annual Landlord Meeting

Home Let
This service will be closing at the end of the 2018/19 academic year. As a result, we are unable to take on further properties for Full Management or Tenant Find. 

Home Let is UEA Students’ Union’s own lettings agency offering landlords a full management or tenant find service.

Full Management
If you’re new to student lettings, live away from Norwich or are simply looking to hand over the reins of day to day management then our full management service is for you. We will manage all aspects of letting a student property including:

  • Marketing
  • Viewings
  • Tenant selection
  • Right to rent checks
  • Guarantor checks
  • Tenancy Agreements
  • Instruct professional inventory
  • Utilities companies notification and meter readings
  • Collection of rent and damage deposit
  • Inspections
  • Arranging of maintenance
  • End of tenancy arrangements
  • Check out and closing inspection
  • Return of deposit

For the full management service our administration fee is just £300 inc. VAT. In addition there is a monthly management charge of 12% inc. VAT of the collected rent.

Tenant Find
Our tenant find service is designed for those landlords looking for assistance with the viewings and set up of a tenancy agreement. The tenant find service includes:

  • Marketing
  • Viewings
  • Tenant selection
  • Right to rent checks
  • Guarantor checks
  • Tenancy Agreements
  • First month’s rent, deposit collection and transfer
  • Preparing initial standing order for future payments

The tenant find service is a one off set up fee of 60% of the first month’s rent inc. VAT.
